PowerFlex Deploys Future‑Ready EV Charging Across Greystar’s Multifamily Properties

The Challenge

Support Current & Future Charging Demand at Newly Constructed Communities

As electric vehicle adoption accelerated across its resident base, Greystar sought to equip its newly constructed multifamily properties with reliable, onsite charging from day one by integrating EV infrastructure into building development plans.

Just as importantly, the company wanted these sites to be prepared for continued growth in EV ownership with a hardware and software solution that would allow for cost‑effective expansion rather than expensive upgrades down the line.

PowerFlex partnered with Greystar to design and deploy a comprehensive EV charging solution across three new multifamily communities — two in California and another in Virginia. Installations at each development were engineered to support current resident use while providing a flexible framework for long‑term growth:

  • Vasara – Menlo Park, California: 48 Level 2 chargers
  • Lynhaven – San Jose, California: 36 Level 2 chargers
  • Wyatt – Sterling, Virginia: 26 Level 2 chargers

Because the communities were new builds, EV infrastructure was incorporated during construction, and all chargers were connected to dedicated electrical circuits. As local EV adoption grows, PowerFlex can install and power additional chargers without needing to make costly upgrades to the existing infrastructure. The key is PowerFlex’s Adaptive Load Management® technology, which balances charging loads in real time based on driver schedules, available power, and other onsite conditions to avoid large spikes in consumption.

Transparent System Monitoring via PowerFlex X

Greystar’s EV chargers are networked through the PowerFlex X™ energy acceleration platform, which enables personnel to view charging performance across all three properties using an online dashboard — enabling monitoring at both the site level and portfolio level. In addition to receiving real-time alerts, Greystar is provided with regular reporting on uptime, utilization, revenue, and other metrics.
